Tony Galati-backed company planning new neighboorhood shopping centre in High Wycombe with 24/7 Spudshed

High Wycombe looks set to gain a new neighbourhood shopping centre, centred on a 24/7 Spudshed supermarket and led by an investment group co-owned by Tony Galati. Plans are now open for public comment for the massive 1800-square-metre development, which would also include a Revo gym, liquor store, chemist, two fast-food outlets and three showroom tenancies. The proposal is being led by GG Retail Investment No. 1 Pty Ltd, which owns the land and is co-owned by the well-known Spudshed owner Galati and his brother, Vincent. The land earmarked for the new centre sits along Milner Road, near Sultana Road West, within the High Wycombe project area. The development is “intended to be a high-quality, employment-focused hub centred around High Wycombe Station” under State planning frameworks. A total of 247 car parking spaces are expected, alongside three crossovers onto Milner Road, and 69 trees will be planted throughout the site. In an application for planning approval prepared by Apex Planning, the developers said they believe the proposed centre will create an active area and contribute positively to the local streetscape. “The proposal involves the establishment of a neighbourhood centre on a portion of the site, providing the residents and workers of High Wycombe, which include a growing residential catchment, a local workforce and commuters, with a local focal point with access to daily and weekly needs in a convenient and appropriate location,” the application states. “The neighbourhood centre is anchored by a 24-hour Spudshed, and includes a local liquor store, chemist, gym, showrooms, and fast food outlets, providing the surrounding community with a diverse range of shopping, community and household services.” The exact value of the development has not been disclosed, but it is expected to be between $2 million and $50m. The current application represents the first stage of development for the lot, with a remaining 8374sqm set to be developed as a second stage in the future. A traffic impact assessment included in the application projects that, when operational, the centre will generate 4921 vehicle movements per day, which is within the projected capacity of the surrounding road network. As part of the area’s structure plan, its proposed that two existing intersections along Milner Road to the northeast of the site will be upgraded to roundabouts in the future. Additionally, a signalised intersection is planned at the southwestern corner of the site, where a new connector road will meet Milner Road. Public consultation for the proposed centre is open through DevelopmentWA until Friday, February 13. DevelopmentWA will make a determination on the application at a later date.
