Perth real estate: First homebuyers move to outer suburbs like Wanneroo, Canning Vale to find $650k houses

Perth’s runaway property market has been laid bare after a home in the backblocks of Wanneroo recently sold for the same price as a sprawling, renovated house in North Perth just five years ago. The stark change in buying power follows a 43 per cent increase in house prices over the past five years — according to the PropTrack index. Property prices are now jumping at more than twice the rate of local wages — which have grown only 20 per cent since 2019 — meaning buyers are getting much less bang for their buck these days. The West Australian has compiled a timeline showing homes purchased for $650,000 each year for the past five years, showing buyers being forced to move from the inner city to the outer suburbs to find something affordable. Damian Collins, former president of the Real Estate Institute of WA, said the relatively swift change in value could be the catalyst for a broader move towards apartments. Mr Collins, who heads up Westbridge Funds Management, said potential homebuyers were likely to opt for a smaller dwelling to stay in a central or coastal location. A similar situation is already being seen in Sydney, where 50 to 60 per cent of all new builds in the NSW capital are now apartments. “There comes a point where people don’t want to live in outer suburbs ... so they start looking for townhouses or apartments closer to the city,” he said. Demographer Bernard Salt said the sharp price hikes were most painful for first-homebuyers and risked exacerbating wealth disparity between siblings in the same family. Older siblings who bought a few years ago likely had hefty capital gains on their inner-city abodes, while those buying today — for the same price — were likely to be more than 20km from the city. Mr Salt, who runs The Demographic Group, said the post-pandemic changes in Perth were more sustained and extreme than other cities because the recovery came off a low point in the market. Labour shortages had constrained supply at a time of heightened population growth, putting further pressure on prices even as interest rates rose. Mr Salt said this dynamic risked undermining a fundamental part of Australian culture — homeownership. “We pride ourselves on being a fair-minded society, and we should be able to work hard and buy a house — that is the path we have always followed,” he said. “But in the post-pandemic world, homeownership is looking a little shaky.” Analysis by The West Australian shows in 2019 - when Perth property was at the tail end of a five-year lull - $650,000 was the sale price of a renovated, four-bedroom, two-bathroom character home on Mabel St in North Perth. The double-storey home, on a 320sqm block, has city views, a modern kitchen and bathroom, and is only 4km from the city. Similar homes in the area currently sell for double the 2019 value. The following year, in early 2020, the top end of Perth’s property market was in swift recovery, with the mid-range market increasing at a slower pace. An executive style, double-storey home on Ash Way in Morley sold for $650,000, complete with five bedrooms and two hotel -style ensuites, a home theatre with rear stage seating and a coffered ceiling. The gourmet kitchen included stone bench tops and European kitchen appliances. The home, on a 327sqm block 8km from the city, is currently rented for $1050 per week. By early 2021, the boom had started to spread to the middle ring of Perth, but $650,000 was still enough to buy a four-bedroom, two-bath home on a 400sqm block on Solar Way in Carlisle. The neat 15-year-old home, 7km from the city, includes a double car garage. By 2022, the impact of the boom was gathering pace, but buyers were still able to get some good deals, including a three-bed, one-bath character home on a 414sqm block on Birkett St, Bedford, 6km from the city. In 2023, buyers with $650,000 were largely priced out of inner city areas, with the trend showing those wanting to buy a big family home searching in areas like Canning Vale, 23 km from the city. This includes a 17-year-old home on Haig Rd, with four bedrooms, two bathrooms, a study and a two-car garage, on a 539sqm block. These days, a $650,000 purchase price typically buys a family home in the outer suburbs. It includes the recent sale of a 20-year-old, four-bedroom, two-bathroom house on Kurnalpi Turn in Wanneroo, on a 480sqm block. The big and attractive family home is no doubt the envy of East Coast house hunters, who would pay hundreds of thousands more for a home of the size and calibre only 30km from the city on a train line. But for local buyers, the distance from the city represents a vast change in in purchasing power in only a few short years.
